Your Mortgage Company Does Not Want Your Home

You may be in the middle of foreclosure and think that everyone is against you. Number 1 on your list is the mortgage company. You can’t believe how they won’t work with you.

After awhile you start to think that the only thing the mortgage company wants is your home. You say to yourself, “Boy, my mortgage company is going to make a nice amount on this house after I am gone.”

That is the furthest thing from the truth. Although the representatives at your mortgage company may not be the nicest people to deal with, their company really does not want to have to take your home. Let me explain why:

Your mortgage company is in the business of lending money not managing or selling houses.

While they may be good at lending money, most stink at managing or selling homes.

When a foreclosure is finalized and they have to take possession of the house, they have to find out how to sell it.

Because they are not in the real estate market, they want the home sold as quickly as possible. The longer it remains empty, the more likely it is that someone will vandalize it.

In today’s market it is taking an awful long time to sell homes. The longer the mortgage company has the home, the more money they are losing on it.

Buyers know that this is a buyer’s market. When an interested buyer finds out that a mortgage company owns the home, they will offer far less for that home than they would for other similar homes in the neighborhood which are up for sale.

Frequently the mortgage company will agree to sell it for far less than they could have just to get it off their hands. They even will agree to a sale price for far less than you still owe on your mortgage.

With every foreclosure that is finalized there are two losers – you and the mortgage company.

Can you see why the mortgage company wants you to keep your home just as much as you do?

Foreclosure Ads at the Movies

The Federal Reserve Board has just announced that it is going to run ads in movie theaters to warn homeowners about foreclosure scams. These ads will appear in movie theaters in 14 cities with high foreclosure rates.

The first ads will run before movie previews in theaters in the states of Arizona, California, Georgia, Florida, Michigan, Nevada and Ohio. These states have been hard hit by foreclosures. In this pilot, the ads will run for 1 week starting on April 9th.

This is the first time that the Federal Reserve Board has ever run anything like this. Many firms have started to offer help to homeowners who are in foreclosure to save them homes. Unfortunately not all of these firms are reputable. Some are charging for services that homeowners can obtain for free. Others charge them for services they never follow through on.

If you are in foreclosure right now or if you feel that you will be facing foreclosure, you cannot afford to become a victim of a foreclosure scam. It will just add to the worry and increase the anxiety that you are already experiencing.

So before you contact any firm to help you, please check them out totally. Contact your local Better Business Bureau to find out if any complaints have been filed against them. Also contact your local Bar Association. If there is a state run Consumers’ Affairs office in your area, please contact them too.

It’s better to check completely before you start so that you don’t become a victim of one of these scams.

If you are in foreclosure or if you worried about going into foreclosure, my heart goes out to you.

I know that you are worried about what will happen to you and your family. You may be angry because you had little or no control over the circumstances that have brought you to this point. You may even feel guilty because you should have never allowed this to happen. You may not want to talk to your family members or friends because you don’t know what they will say. You are worried that they won’t accept you.

Although you may feel like you’re the only one who has faced what you are going through, please realize that throughout history foreclosure has affected many different people regardless of their financial situation. Many people who were considered wealthy have been foreclosed on. Even celebrities like Ed McMahon have faced foreclosure.

I have been investing in real estate since the 1980’s. Over the years I have learned a great deal about foreclosure. I have become very familiar with the law and learned how people in foreclosure can use the law to their advantage in taking charge of the process, stopping the foreclosure process and saving their home.

On this blog, I plan to share with you what I have learned. I also plan to keep you up to date on what is happening with foreclosures.

My desire is to help as many people as I can.
